Frequently Asked Questions 1. What type of rooms we have Most of our rooms are one fully furnished bedroom apartments. These are so called "serviced apartments". If you bring in your suit case, you may start living because these are just ready-to-go. The moment you receive a key, you can start using all utilities such as gas, electricity, water and 100mb Internet access. Wireless routers are also installed for your comfortable use in the living room.
2. Where an apartment is locatedMost of our rooms are located in Minato-ku, Tokyo, whereas few are in Osaka. Minato-ku has a well known residential area as well as Setagaya-ku. Our rooms have easy access to the central office area, conference venues, major universities, "Roppongi" and "Tokyo Mid Town" area. Thus, you need not to worry about missing the last train service of the day. If you find a taxi, it does not cost over 3,000 yen usually.
3. How much is necessary to move in The first month basic rent fee + Security deposit fee + Contract fee (one time only) = monthly rent fee for two months + 50,000 JPY
(ex) two persons The first month basic rent fee + Extra person fee + Security deposit fee + Contract fee = (Monthly basic rent fee + Extra person fee) * 2+ Contract fee

If there is an emergency case, would you let us know your phone number so that we can ring you up.
5. How to secure my booking Verbal communication is not great enough for us. In order to secure your booking, we request you to transfer the required amount of fund to us. Upon our confirmation through on-line, your booking is then secured. Please would you pay attention to any severe payment delay or settlement problems, which might cause the loss of your booking status.
6. How to pay Unfortunately we do not accept any credit or debit card payment. Please would you use wire-transfer where you are abroad or you are already in Japan. We do not accept any check, or other payment methods such as credit and debit card.
7. What currency we accept Generally we accept Japanese Yen, US Dollar and Sterling Pound currency. If you wish to make an payment except Japanese yen, please let us know.
The number of days for transferring your fund: If you wish to make a payment from the following area, you need to count 3 more local business days because of the existence of the corespondent bank. It also depends on whether your payment bank is located within G10 countries. < General Guide >
8. Refund policy Security Deposit Your security deposit fee is refundable after the cleaning fee is deducted. Provided that any facility, furniture, electric applicance and anything not mentioned above is, partially or whole, broken, ruined or not operatable as it was, restitution fee is additionally deducted form your security deposit fee. If any unpaid or outstanding bill is found under your name such as mobile phone bill after your leaving date, such unpaid or outstandinb bill is also deducted from your security deposit, in the case that we actually pay for such. If your security deposit fee is not enough to restitute such a facility, furniture, electric appliance or whatsoever, you will be requested to pay Japanese yen cash to satisfy with reasonably required conditions. Unless otherwise we will return your refundable fund in Japanese Yen to your designated bank account or by hand if paid in Japanese Yen. If your security deposit is initially paid in Sterling Pound or US Dollar, we will pay you back the security deposit amount depending on the currency you paid in. We deduct the price amount of the missing and the broken items from your security deposit fee, if found any upon your leave.
Translation and Documentation Service Translation and documentation service fee may be refundable if the requested service is not able to be rendered because of our situation. Unless otherwise it is generally not refundable.
9. Can I change the entrance key? No, no no! If you change the entrance key and we find such fact, we immediately request you to leave the apartment. It is not acceptable even in the UK and the USA without any prior permission from the landlord/landlady.
10. Could I live with my partner? Please would you hand in a series of photocopy of your partner's ID such as passport including the pages of signature, photo and visa? In this case, you have to pay monthly extra key charge. Then, we will provide the confirmed extra person with an extra key.
11. What would it happen if I do not pay the rent fee on time? Delayed payments are basically not acceptable. Your late payment will result in the penalty fee based on the actual number of days your payment would delay from the due date. You are required to pay the monthly rent fee plus penalty fee on the next payment date. If any improvement of your attitude is not recognised by our judgement, you will be asked to vacate from our apartment.
12. What would it happen if I do not pay the rent fee? You are required to vacate the accommodation you contacracted with us. In fact, we had to take these procedures before. There was a person who did not pay the rent fee. Then we requested the above person to vocate from the property.
13. What would it happen if I start living with my partner without notifying to the landlord or us? It is easy to find somebody accomodating with you. Your are required to pay the extra person charge per calendar month. If you do not follow our instruction, you are requested to vacate as the case may be with one month prior notice.
14. Can I live with my pet there? Unfortunately you cannot live with your pet in the apartments. There are code of conducts which any resident has to be compliance with. You cannot change this rules easily except the majority's votes at the residents meeting.
15. Can I continuously use your translation or documentation service? Yes, you may enter into an agreement for continuous translation or documentation service as well as one-time only translation or documentation service.
16. Could you offer discounted rate for translation or documentation service? Yes. Please contact us about the detail.
